My first question is regarding the Pune project itself, for which you have already given some clarification. But basically, this project, we got the RERA approval in June and July, yet it has not been launched so far. Typically, we launched within a month of approval. So is there any specific reason for the project getting postponed? And second, how we are positioning the pricing versus neighbouring projects and if any indicative ticket size for the projects, it will be helpful.
Sure. And sir, in terms of the Birla Niyaara Phase 3, if we look at our GDV value based on that, the average square feet is coming around INR63,000. For Phase 2, we have an INR57,000 average realization. So basically, the 10% premium is based on the current prices we have factored into the GDV, and we have considered the premium. And additionally, have we taken any price hike during the quarter in Phase 2?
Yes. Hi. Thank you for the opportunity. Sir, my question is on a launch pipeline, basically. So, if you look at for the FY '26, we have a very strong pipeline of Rs. 14,000 crores, which is going to be launched over the next six quarters. But if you look at for the future, we have a strong GDP of Rs. 44,000 crores going ahead. But a larger part of this is concentrated in Worli and Thane around Rs. 25,000 crores, which will be launched over the phased manner in multiple years. And considering that the new projects which we will sign in the next couple of quarters, that will take around one more year time to launch. So, are we getting sort of a launch pipeline in FY '27 to maintain the Rs. 14,000 crores, Rs. 15,000 crores of launch for that year?
So, basically, we are confident that we can launch similar kind of numbers in FY '27? That's all.
Yes. Hi. Congratulations on a very good set of numbers in terms of the presales the way that we have achieved in FY25. So now I just want to take it forward for the next year. How are we looking at the presales number? And given a context, we are planning to launch around Rs.14,000 crores of GDV across eight, nine projects during FY26. If you can give the sequencing also that how these projects are going to be launched over the next fiscal year and what will be the guidance for presales as well as the project additions for FY26?
Sure, sir. In terms of the two large projects which we launched during Q4, one is in Gurgaon, second is in Bangalore. So Gurgaon has got a very strong response. We have managed to sell everything, whereas the Bangalore project response was slightly lower. So , can you give us understanding that what was the key reasons on different market responses, is the market is slower, one market location is better, if you can elaborate on that side?
My first question is what is the plan for the construction cost in Birla Estate s this year FY '25 and next year FY '26? And what is the collection we are looking at in this overall business?
