Hi, good afternoon. So, yes, in terms of our launch already in Q2, we have visibility of multiple projects already where there is no dependency on RERA. The GDV of those projects is already around Rs. 4,600 crores. So, for some of those, we will be launching that in Q2. Some of that is already underway. A couple of those, while we don't require the RERA, it is still part of our, don't require in the sense we already have the RERA. It is part of our multi-phase approach. So , for example, both in Chennai, Brigade Morgan Heights, and the second tower of Brigade Gateway Neopolis, we have the RERA. It is part of our overall sales plan, when we will launch that, potentially in Q3. In Bangalore, we have already launched a plotted project, Brigade Ch erry Blossom in Malur. We have already got the RERA and started selling for Brigade Avalon, which is a project in Whitefield. And both these have good take-ups. We have one more where we have the RERA in hand and are currently doing a soft launch. And with that, I think there is very good visibility already for Q2 and Q3. And of course, we are still working on the approvals for the rest of the launches that we are quite confident should be able to come in Q4.
Yes, so we have been communicating for a long time and we co ntinue to go in that direction that we will focus on Bangalore, Chennai and Hyderabad. We have a really strong presence in terms of business development for all three markets. And there is also much more room to grow for our presence in both Chennai and Hyderabad. The brand is really well valued, and I think there is a lot of room for us to take more market share in both. And also in Bangalore to continue to maintain our leadership position and grow on that as well. So, I think we are just focusing on that. We will be able to meet whatever growth expectations we have and others have of the organization before we start lookin g at other markets. I am not sure if this is the right time to be looking aggressively at entering new m arkets. We are always studying them, of course.

Yes. So of the new -- the total sales that we did, we had about 54% coming from new launches.
Yes. So definitely, Chennai market is different from Bangalore. We don't even expect the same kind of launch pattern. In fact, we don't plan for it that way at all. So in Bangalore, we -- whatever percentage that we're planning at the time of launch in Chennai, it's quite different actually. That said, both Altius and Icon had very good launches. Altius itself, we sold 100 units within the first month itself. Now, we will see that stabilizing, and then we see that going at a more sustenance kind of rate as opposed to trying to sell everything in a very short period of time. So, I think we have to gear to our sales before completion of the project, and that is actually a normal stage of planning our sales. I think in the last few years, everyone has gotten used to selling in a very short period of time, which is not a normal situation. It's a good situation, but it's not typical. So in Chennai, we expect to see the same, and the kind of pricing and sales velocity that we have planned will be on those lines. In Chennai also, all of our land parcels are extremely high quality, really well located. They're in very good neighborhood. So naturally, the pricing that you're seeing is reflecting that. It's not that it is not in a premium area and we are charging some thing and putting and positioning a product that's not in line with that submarket. So yesterday's acquisition included that. That's an excellent parcel. It's right next to Phoenix Marketcity Chennai mall and Palladium Mall and The Westin Hotel as well. So it's a fantastically located parcel, and I think the pricing there is fair. So overall, I feel both markets are strong. Bangalore still moves very differently, especially at the time of launch. But both are markets that we're very confident of in the coming couple of years as well.

Yes. So the 10.8 million, again, it is across Bengaluru, Chennai, and Hyderabad. Three of those projects are in Chennai, and one is in Hyderabad. So we're working into the pipeline as soon as possible. A couple of the Bengaluru launches will move into Q1 rather than Q4, but Q4 also we do have a good number of launches coming into the pipeline, and we already have RERA for some of them. So we should be able to see the numbers in Q4 itself. As we launch, I think our turnaround time is to get not just fr om a sales perspective but also into bookings and agreements. So pretty quickly, you'll be able to see the cash flows coming into the numbers also.
So in the first nine months, we've actually done around 4.8 mil lion. And we have a substantial amount of the target assigned to Q4 because some of our launches were coming into Q4 itself. We are pretty confident that we'll be able to reach the number tha t we wanted for Q4 showing an expected increase over FY23 numbers for the whole year. And yes, we're on track. I think a lot of the BD that we've done over the last 1.5 years or so is going to come into the pipeline, which is, again, why you're seeing the 10.8 million number for the next four quarters and over the following financial year as well. So as of now, I think we're on track. A couple of more acquisitions, where we can quickly get it into the pipeline, should help us reach that.
