Thanks for the opportunity. So firstly, if I look at the guidance of 30% - 35% growth, that ’s probably similar to where we guided for last year. So how would this year be different versus last year? Is it on the launch timelines, the confidence that we have on launches, but maybe a slight change in demand environment? So what ’s going to drive this and this Rs. 10,000 crore number that you’re eyeing for?
And since you mentioned about ticket size, have we also course corrected there in terms of every market we are presenting, what kind of ticket size and right pricing is needed for those projects? And should we as analysts should be fairly confident about your pricing strategy and product strategy for launches going ahead?

First question is on Gurgaon, where we have seen the impact since last couple of quarters. Any course correction we have done there to improve the sales velocity and how is the traction now? And we have three more projects planned in Gurgaon over the next 4 to 6 weeks, I mean, residential projects. What kind of ticket sizes that we are targeting in those 3 projects, considering that we have already , I mean, you have already mentioned that anything between ₹5-₹6 crores is doing good. So will that be our product offering in upcoming 3 projects? That’s my first question.
Got it. Got it. And just a bit of clarification on what you mentioned in the last question. So with this ₹630-odd crores of spending in land, you have acquired 5 million, 5.5 million square feet of new projects and GDV is ₹12,000 or ₹6,000. I couldn’t hear that correctly.

And we saw margins, at least the gross margins going down from 56% to 44%. I mean, it was just project-specific, or there's something to look at? And second, on cash flows, collections were down, just a seasonal thing? And how do you see that increasing over next half?
Sure. And just on the revenue bump up that we saw this quarter, any specific project led to that, like we were at INR1,400 crores...

Just first question on, you know, cash flows where probably only metric where we seem to be lagging a bit. So, you know, how has been Q4 till date? I mean, one, one-and-a-half months already through that, you know, and what giving you confidence of achieving that 6,000 crore guidance? Is it like already we have started getting good chunk of cash flows or it's going to be back ended with the kind of completions which are expected in Q4? So, your thoughts on cash flows or collections, I would rather say.
Got it. Just a small follow-up on that. So, you know, probably till now, if I see monthly run rate was roughly 300-odd crores of collections every month, has that already started increasing to, let's say, 400-500 crores a month for Jan or probably will still be back-ended in that sense in the quarter?

Congrats on very strong performance. Just one question on Hyderabad since we have seen very good success with this project, with this one and e ven the previous win, Citadel. So how is the pipeline looking like in terms of future projects that we'll do in Hyderabad? Will we have to still wait for those government auctions to come up or there are some private transactions also being looked at?
That's good to hear. And just in terms of launches, 4 million square feet, we have good visibility. Can you just give a breakup? I suppose, Chennai would be bulk of it. So once you give the breakup and specifically, you can speak -- you can t alk about or comment on how Chennai approvals are moving along? That would be helpful.

Congrats on great results. First is on the demand itself since Abhishek, you highlighted about some slowness in terms of macro. I mean, how are you seeing the trends in the residential market, while obviously, I think this quarter number was good. But if you break it down on a monthly trend, anything to note there? And particularly now July -- sorry, now with January also almost at the end, are you seeing some signs of any slowness in terms of inquiries, conversions, etcetera, if you can highlight?
Interesting. Second question is on the land transactions that we have been doing since last couple of quarters, both going to data centers operators. In general, through your conversation, have you come across what kind of capacity that they are looking to build in whatever like 40, 45 acres or 20, 25 acres, they are undertaking from us? And from the scope perspective, how big this data center AI opportunity can be for us so as to get a good value of our land parcel that we own in Palava, Upper Thane?

Firstly, on the volume numbers for this quarter and first half, we are seeing a bit tepid. Probably as per the calculation, roughly we are down by 20% on Y-o-Y, while large part of the growth that we saw in the first half was driven by realization. What's the outlook here in terms of volume growth going ahead? And how much more can the realization growth contribute in terms of the overall presales growth? That's my first question.
Sure. That's helpful. And in line with that st rategy, on I think Palava, where we are in terms of launching our luxury project there, last quarter's call, you stated Q4 or second half is the timeline. Where are we on that timeline?

Just one question or actually a couple of them. One, first is on Sarjapur, since it's a big project , we would get approvals for the whole project, and we would launch 1 or 2 phase out of it? Or what's the plan there?
Okay. So whole of projects will get launched at one go. Okay. That's good to hear. And secondly, on the debt part, INR4,000 crores, which is like close to 1:1 in terms of equity. How are we looking ahead in terms of managing the leverage? Is there some comfortable ratio that we have in mind? And from the trajectory perspective, is this going to go down from here on? And if yes, then how are you planning to bring this leverage down? I know, I mean, we have a good pipeline, expecting a good cash flow from it, but it will take probably a couple of years for us to scale up to that cash flows, but in between how are we going to manage it and keeping the growth also in mind.

So, just first on the scale -up in launches that we are expecting from next year onw ards. Historically, if I look at last two, three years' trend, we have had one big launch in a year and then, obviously, other sustenance sales takes care of the overall bookings. Now we are talking about four, five launches in a year. How much is the team ready to do that? And in terms of bandwidth, where do you think most of the bandwidth goes when we are looking at three, four launches? And is it largely the planning which delays our launches or it's more to do with sales and marketing strength that we would need to handle these many launches?
Sure, that's helpful. And what could be the only risk that you assess right now which could delay these launches? Is it largely then related to regulations and government-led approval delays or that, too, you are comfortable managing it?
