Good afternoon, everyone. Thank you for the opportunity. My first question is on the World Trade Center, Bengaluru. So, I believe it may be Amazon, which is exi ting there. That's why you see a drop in the area under lease. So, just help us understand how you intend to fill the space up, do we already have someone lined up or it will take a little bit longer? That is the first question.
Okay. And just to follow up, are we expecting the rates also to be much higher considering Amazon was an older tenant? So, I guess some of the rates should be mark -to-market right now, right? So, could we see some uptick in the leasing rate overall?

I'll just take a follow-up on the previous question on the INR5,400 crores of launches you mentioned for Q4, could you just help us understand how this will be split geographically, and which will be the key projects you're planning to launch in the current quarter?
Okay. Okay. Fine. The second question is on your rental capex, right? So, considering the aggressive plans we have, right, to expand the rental portfolio, so 9 months, including the hotels business that we have done certain amount of capex, right? But could you give us -- help us understand for the full year in '26 and for '27, any overall budgeted capex number you'd like to share, which you can expect?

So actually congratulations on the great performance for the quarter. I h ave a few questions. Firstly, on the commercial leasing we have done for this quarter actually in Tech Gardens, so when do the rentals start now flowing in considering the rent-free period and other which tenants would have? And now would you say that we are on track to lease this entire portion in another couple of quarters, whatever vacant area we have in the other buil dings? Yes, that's the first question.
Okay. Fine. The second question, now you have unveiled this plan of this commercial and hotel projects, right, almost 6 million square feet of total area. Just help us understa nd which would be the larger projects among these. What would be our strategy in terms of lease and strata? And what is the capex you would require? What is the sort of funding plan? Wo uld you look for strategic partnerships like we have done in the past? And what would be the indicator of rental yield or if you could just help us guide us on this entire, whatever, say, probably the next 3, four years? Yes.

So first question is on our Delhi Airport hotel now that we are close to the opening. Could you help us understand how we will scale up this hotel? Will it be a soft opening or a full -fledged opening at one go? And if you could just let us understand what sort of position will this hotel have? I know it will be branded as a Taj, but will it be more a MICE driven hotel or you'd like to also bring in weddings or how will the overall demand mix be over there? That's the first question.
Sir, just to continue, so the rates, broadly, will they be comparable to hotels in Aerocity? Is that the sort of thing? Or you will be, as you said, more occupancy focused rather than ARR focused over here, just to understand the product.

The first question is on our leasing guidance. Obviously, you reiterated that by March, you're looking to lease the majority of the space. Could you give us some more color on the Bangalore and Powai market separately, how they would trend in terms of the leasing traction? And from, let's say, Q3 of this year, are we expecting some Q-o-Q pickup in the rental income because of the leasing we have done in the previous quarters. That is the first question.
Okay. So sir, just to understand correctly, you're saying across Bangalore and Powai, you are expecting to get to a leasing plus LOI of 90% by March '24, right, across all the assets?

So, if you just, Rajat, if you just tell us now on the launch plans for the next two or three quarters, how you are looking to phase out, especially in Sohna and Sector 71. And if any other new markets, micro markets and Gurgaon are on the anvil. And also, what is the pending cumulative GDV of the entire projects we have on hand currently? And obviously, you talked about the possibility of expanding into the Delhi market as well. So, in terms of land bank addition, what is the sort of GDP additions you will be looking at annually from here on? So, now that we are crossing almost 10,000 crores this year. And what is the annual sort of land spend also you are looking to do? If you could just help us understand that part. Yes.
